Building a house in Southern Leyte

As promised I am starting a a new topic on building a house in Philippines.

I will not post everyday but as I have time.
I will do my best to answer all your questions.
This will take a while as this is the 3rd year of construction and I will go through every stage bit by bit.
So please try not to ask questions about subjects not covered yet.
It will be too confusing jumping ahead then back again.


First we demolished the old house on the block.
none of the structure was usable as it was of sub quality.
We got some feedback from upset locals saying "why knock down a perfectly good house"
I just could not fix up or use any of what was already there.

After seeing their block laying skills on the dirty kitchen it was time to start walling the house.   These blocks are discolored due to them having been exposed to elements and having been made 2

Sorry, you've been building this for 3 years?  Or it's a 3 year build project?

Construction started in May 2012.

 

Yes I have plans and permits. We went through all the correct channels.

tax dec.... title ? or just a handshake  , why 3 years i though mine took a long time at 10 months

No we did the hard yard and have title payed taxes etc etc etc.

Greetings! So the pictures are of the old house? I can see why demolished.

I been working on a title since 2005, on # 3 laier, new judge said all is in order but she does not know how to enact the new title as it is seldom done. They are looking for a judge / cleark of court who knows proper format.

My goodness.  Only in the Philippines.

 

The answer lies in the Department of Justice Land Registration Authority.  Quezon City. Registry of deeds.

 

Registration of Land certificates is certainly not seldom done.  Athough as far as Leyte is concerned it may not be as common as other places.  The proper format should be a standard procedure.  If any such procedure actually exists here.  

 

Are you also thinking about building a house RogerDat?

I can completely understand. We recently demolished my wife's childhood home. We have a bakery and wanted to expand. It was stunning to see just how poorly the house was constrcuted. However, it makes perfect sense, since the house was built at a time when the family had very little money. The older wood was extraordinarily strong, though termite infested. The rebar was so thin it could be bent with a finger. It was spaced very far apart as well.

Our land is the only titled block in the barangay. Yes it is normaly donr with a receipt lol.

It was a lot of work getting all the paperwork done. Lost my temper with tax office quite a few times lol. I remember yelling this is the 21st century you know.

I will load them once or twice a week giving people a chance to ask questions and to discuss the work done.
