Popular Post TequilaSunset 2,888
It's happening. Beachfront lease signed in March, 2021 another 250sqm lot was purchased. Half concrete half amaken beach house under construction, walls raised/repaired that are along the road, bamboo fencing done on property lines, gate cleaned up and repainted, and added concrete entrance cuz new road is way high. Arrive on Bantayan 6/23 with my mom, and stay next door until house us ready to move in. The lot transformation has been incredible, along with the cash flow But ya have to pay to play. After the house build a gym pad with 3 walls, open part facing sea. Then the bar/kubo (wood storage and break area for workers currently), need to repair a small roof extensions that were amaken. The view from it is great, and there is a small slab in front if, we plan on putting a couple of tables and chairs there for dining, probably a cover too, for protection from rain and sun. After that hopefully get permits and red tape done for a cheap little resort, depends on the finances left.

TequilaSunset 2,888
Starting to look like a home. This is the Front / Back of the house lol. I drew the plans a bit backward. 3 bed, 3 bath, with hip roof. Two tiny masters up front facing sea with sliding glass doors. Big porch thats 1.9m x 7.35m. The entrance of the house is in the middle. Left master mom, right master us. Entrance hall gives us a buffer zone . Both masters have a 6x10 CR. When the day comes mom is no longer around, rent out the room as part of the resort. Make it super lux inside, rent based on the view, seal off the door into the house. Sent from my SM-N960U using Tapatalk

How far back are your concrete structures from the high tide water line? These days this would likely be one key factor in getting any DENR permissions.

Local block isn't as strong as you'd like. You have a piece of (coco) lumber supported by 2-3 inches of block on the ends over a 48" gap. Above that, maybe an inch of mortar. Any rebar in that? Then at least four courses (local term piles) above that. A few termites and/or an earthquake and you have rubble. Besides that, you know they fry buwad (dried fish) in the DK right? Do you want that smell passing into the house? And it's a security risk.. But it's up to you. If you like it that's what matters.
TequilaSunset 2,888
Will have a small sliding window, just for that reason, and lots of 10mm rebar. In regard to security risk, every door and window is possible access. Sent from my SM-N960U using Tapatalk
