Jester 3,610
With the destruction of the inlaws house we are faced with building new so would appreciate mentioning some peso's involved. The family is getting a couple estimates, but nothing to compare it to. With the genset, here in the US I would go with propane as it stores literally forever, it the P's I would choose diesel as it does store well and is cheaper. The oldest diesel I have personally seen used is 7 years old. It may grow an algae, that it needs to be treated for. I had it once in 10 years. It is shocking how it can plug up a fuel system. https://www.bellperformance.com/bell-performs-blog/diesel-fuel-algae-treatment Being a rich long nose it will be tempting to go with the biggest generator possible. From what I have heard from knowledgeable people generators perform best when used often, once a week/month and not oversized. My 2 peso's worth.
Barryrio 467
Well, another week gone and completion is getting ever nearer. The first two units have had their doors fitted, outside handrails and toilets installed. All tiling is complete and painting just about wrapped up. Just the electric shower, aircon and CR vents to install at this point. The second duplex has just completed tiling and is not that far behind. Great job over the last two weeks with a full; crew. 7

Barryrio 467
Four at present - with a 5th stand-alone single unit to follow.
Barryrio 467
Weekly update: The first two units are being fitted out now. The first of the two has all the lighting up and running. A nice touch that I hadn't expected was the hidden LED strip lighting in the split ceiling which gives off a very nice glow. The final coat of paint being applied today as well. The second duplex has now been fully tiled and the guys are rendering the two end walls. That will be done by the beginning of next week as the crew is working Sunday. All the huge coconut palm root balls were removed this week - dragged onto a truck by sheer brute force - was amazing and worrying to watch the guys do this - one slip and it could have got messy. All plumbing and drainage, including link to street water run-off now complete as well. Only slight delay is the wait for the stair tiles on the first unit - delivery coming from Davao, Otherwise all good! 7

Barryrio 467
No RFO date yet as dont want to pressure our builder to rush the job! But certainly see light at the end of the tunnel! Rental rate still under consideration!
Barryrio 467
Not sure where he sourced the led strip light. Was a pleasant unexpected surprise when I saw it!

cvgtpc1 2,170
Really like the exterior accent with the tile halfway up the wall.
Barryrio 467
Weekly update: Progress looks a lot less impressive as we get nearer to the finish line! However, the first two units have all their fixtures and fittings in situ now and the 2nd two will have their doors and windows fitted on Monday. The street-side end of the 2nd unit has been rendered and all outside painting will be done by the end of next week. The next challenge is getting our electricity cooperative to hook up the permanent connection - that is never fun and can be time-consuming. 4
Bama 1,743
Very nice---good job. In pic #3----the walkway with the railing.I see a flagstone tile is used part of the way but the other end of the walkway has a series of what appears to me to be concrete access covers.I'm sure that is not the case---so what is it?
Barryrio 467
It's actually just a design feature copied from another place nearby! The slabs will lighten as they cure and I will add some colored gravel to the mix.The end product provides a contrast to the tiles which looks quite effective in the flesh!
