We are currently three weeks into a new build on a 1,280 sq meter plot of land close to home in Valencia. This project consists of a five unit serviced apartment block to hopefully provide an income stream for my wife and daughter should I fall off the perch. We are using the same contractor who built our house as described earlier on the forum in a separate post. We are hoping this job goes as smoothly and is as stress-free as our previous home build - only time will tell! 2 2 Link to post Share on other sites

Dividing wall almost complete and roof will be on the first duplex by the end of the week. Work has begun on the second duplex in the foreground. Electricity will be officially hooked up by Friday too - will no longer have to borrow our next-door neighbor's power! Hoping for more settled weather!!! 2 Link to post Share on other sites
Barryrio 467 Posted November 25, 2017 Author Share Posted November 25, 2017 (edited) Latest update on the build project: The roof has now been finished on the first duplex and the trusses are going up on the second unit. Hopefully that should also be fully roofed by this time next week. We have opted for white roofing steel underlayed with double-sided insulation to keep heat to a minimum, though that isn't such an issue in Valencia as it might be in some other parts of the Philippines! The 35-meter dividing wall has been completed and will be rendered this coming week. We have found a way of keeping the railings and ensuring privacy as we were so taken by their design. Rather than removing the railings and rebuilding the street wall with hollow block, we are getting heavy duty galvanized 8ft x 4ft sheet steel sections to spot weld to the inner side of the existing steel fence. This will bring the closed-off height to around 8 ft on the street side of the fence and protect the occupants from prying eyes but still retain the steel work in full view. The new sheet steel will be primed and sprayed black to match the existing color. Work also due to start next week on a small outhouse by the main gate to house the generator, water and pressure tanks. Things are moving along nicely, and, as hoped for - this project is proving to be just as stress-free as our previous home build. Fingers crossed it stays that way.
