   Two support columns were cracked. One is in the very front of the facility which supports two cross-support beams. I will need to encase the beam and the cross-supports in a wooden mold with heavy rebar and pour an outer sleeve over the existing volume with heavy block supports directly under the edges of the cross-members. Once that is done then remove the wooden mold and add the hollow block wall which will further strengthen the cross-support beams. The other cracked column is also the outer support-beam which supports the second floor.

   The second floor had been removed years ago but I will be constructing a new second floor as I need the space for the office, library and bio lab. This second story floor decking only covers the back half of the facility. For that cracked column I will only need to build the wooden frame mold, add additional heavy rebar and then pour the outer cement sleeve. For as old as the structure is and being subject to the jilts from two quakes (7.2 and a 6.7) and the over 300 aftershocks, the damage is really quite minor but need to be done before and more construction resumes. Compared to having to completely remove the two columns and cross-beams and them having to re-pour their replacements would be a major pain.

   All the saltwater tanks were undamaged. The down-time has allowed the saltwater tanks to have time to properly cure which is an upside, as knowing me I would have filled them suckers with tons of saltwater probably too soon.

   Well this last year's down-time sure seemed at times to have been a decade long. I was working fast and furious and suddenly it just stopped. They say patience is a virtue, but I certainly did not feel too virtuous... :biggrin_01: 

   The facility will most likely take 8-10 months to be completed to the stage where I can get the saltwater tanks, pumps and filtration operational. That includes removing the temporary nepa roof, adding the new metal over the top of the facility, adding an extension attached on the outside of the facility, and the fabrication and installation of all the equipment. Then there will be an additional 12-17 months to complete the photoperiodism of the breeding pairs, and raise the first phyllosoma to marketable size juveniles. After that the facility will be producing a new crop of juveniles every 3-4 months. I will turn 60 come March so I should have plenty of time to play with lobster babies and work on projects on our Dinagat farm. Your right, I am in it for the journey as well as the adventure of it all. I can not think of a better way to spend my retirement days.

   I worked up a Feasibility Study for the Department of Fisheries which I might add to the thread if I can figure out how to load the file here. If not I would have to individually add all 24 pages of the study which I would rather not do.
