Renting out property is furnished or unfurnished the norm?

Hi All,

 

We finally took the plunge and purchased a property in Cebu City this month

 

A new 2 storey, 3 bedroom, 2 bathroom (136m2) townhouse in Condo development

in Guadalupe, which we plan to rent out for a few years before we relocate

ourselves to Cebu for retirement.

 

Its already RFO and turnover/handover is scheduled for mid January 2014, so

I am now looking at organising to get it tenanted from end Jan/early Feb..

 

Which leads me to my first question; is it typical in Cebu to rent a property out

furnished or unfurnished? My preference would be unfurnished but I am not sure

what the expectations of typical tenants would be. Second question is that would

unfurnished typically require me to provide things like the airconditioning units, light

fittings and curtains/blinds etc?

 

I am guessing that much will depend on actual tenant, but I would like to get a feel

for typical practice before I start advertising for rent.

 

Would appreciate any advice from those familiar with the Cebu property rental market.

The less you put in, the less that can go wrong, or that can generate complaints, so my opinion would be leave them totally bare. Also empty means renting it for less which means more people can afford it but there will always be those who wish to rent furnished as well, so there is probably no correct answer, just a matter of how much bs you wish to put up with.

If it is furnished, everything that isn't nailed down will usually go missing and if it doesn't go missing, it is usually destroyed.

This could be done by renters or burglars, no bias intended.

If I was renting it out, it would be unfurnished for the reasons given. I have several rental properties in the USA, apartments & houses,& all are  rented unfurnished.

I am renting already many years here in cebu.

I always look for not funrnished becource i like to bring my one thinks

I will not feel happy with stuff that other people already use before me, and also how iis your taste?

Maby you like modern and the renter old fashion, it' diffelcult to find good balance.

 

In my opine better to rent out without, no headeck also for you.

Thanks guys, your opinions largely confirm my own thinking.

 

So there are two wall holes for window type airconditioner units.

If rented unfurnished, should I put 2 aircon units in or also leave

that to the prospective tenant?

The first place I rented in Cebu had previously been rented to a Filipino family. They moved out in the middle of the night owing 2 months rent. They also took the doors complete with hinges, the sink and shower head from the CR, and the kitchen sink and faucet. Light fixtures, and curtain rods. Not saying this will happen to you, but it is something to keep in mind if you plan to rent furnished. I would definitely not install A/C units.

The only reason you rent furnished is if you already have all the junk in the place.

 

People are more likely to stay longer if they have their own stuff in it as well. Dont forget that Cebu is all about the bottom dollar price as well. You will NOT get more for a furnished place. Thats a pretty big condo. Be prepared for it to be trashed when you want to move in, no matter who rented it.

If you live locally it helps to keep an eye on your investment.

 

Renting it unfurnished would also mean no aircons only provisions on walls. I have seen many places where holes been too small for a/c units and tenants just hack a larger hole to fit theirs in.    :frantic: = landlord.

Mostly also, no oven or cooktops. Gas. Hot water heaters in showers.

 

I`m looking for one currently to rent for myself.  We have viewed few. There are quite number available furnished and unfurnished with various amounts of inclusions.

I would never rent furnished. Expect every thing to trashed if you do.
