M60 (Rob) sold a home he had in Mindanao and not to an expat. Collected his money moved back to the states. He also built the home himself.

We now rent the bottom and 3rd floor ... 27 and 15

That would be funny if it wasn't true. It's friggin near impossible to get any movement on the process even when you provide all the crap BS they ask for - a piece at a time. The title process is insane and ridiculous.

Receipts for materials, etc.

You own your condo... but not the land. Same thing.

but condo ownership is proved by CCT. For houses there is only the title of land (TCT)? Do they put unit address, title number and owners' signature on the receipts of house construction?

Simply put, if you buy a brick, and have a receipt for the brick, the brick is yours, if it is reflected in your contract that the brick you buy is yours. You can have the title to land annotated to reflect same.

but if you don't have the title of land and you put bricks there, it's clearly trespassing and a serious offense.

 

By common laws you should be responsible to eradicate the whole house and get rid of yourself from the land.

You are missing the point. Squatters vote. Politicians listen. Whatever you think you know about the law in general doesn't make any difference here ... even if it is part of the law here (and it often isn't or is so poorly written that a urim and thummim are required to interpret it). Certainly, the laws you know from your home country do NOT apply here.
