Don't lose heart jkat.

 

People have been buying and selling property generations before agents and middlemen arrived.

 

You just have to do the legwork.

 

I managed to buy a house that was owned by a school friend of my Filipino family friends. And it was a deal.

 

I strongly suggest you limit your choice to titled land, otherwise there is no guarantee that you are buying property from the rightful owner. Titled land is registered.

 

Make offers that you believe are reasonable - some of the prices I've seen advertised wouldn't look out of place in central London.

i think ian is the only member i know of that sold his high end house himself and took a low down and still managed to collect his money....but being a half korean lawyer i am sure his adds were a mixture of bullshit and smoke and mirrors... but he did it.... he listed his house for i think 15 million peso and got close to asking

good way to start but be aware some titles are fake and others are just one of many on the same property and a slick trick is to sell a house cheaper then normal but fail to tell the new owner the casino has a note on the property..

can't you get all such information from LRA? mortgage would have left notes on it I was told, also you can request land plan.

There is no "guarantee" with titled land either. There are too many pitfalls to list, transfer certificate of title vs original certificate of title, heirs of every listed owner, trees, shrubs, and buildings owned by third parties,...............

foreclosurephilippines.com is a very reliable linker of foreclosed property sales, a few condos but many lots of low end land.

M60 (Rob) sold a home he had in Mindanao and not to an expat. Collected his money moved back to the states. He also built the home himself.

That would be funny if it wasn't true. It's friggin near impossible to get any movement on the process even when you provide all the crap BS they ask for - a piece at a time. The title process is insane and ridiculous.

 

As for pricing, that's all over the board with no rhyme or reason to it. Hopefully ours will go quick when we put it on the market.
